当YTLreit收购三家酒店Sydney Harbour Marriott Hotel, Brisbane Marriott Hotel, Melbourne Marriott Hotel 后,revenue大幅度增加,每股盈利earning per share却没有什么看头。
为什么YTLreit可以派高于EPS的股息?
有一些人很好奇,为什么YTLreit可以派比EPS更多的股息分派?

However, the income available for distribution increased fro RM22.251 million recorded in preceding year corresponding quarter to RM28.217 million recorded in current financial quarter, representing an increase of 26.81%, after adjustment of non-cash transaction mainly for depreciation charges of the Australian Properties.

The Group’s revenue and net property income for the current financial quarter ended 31 March 2013 increased by 87.20% and 62.11%, respectively as compared to the preceding quarter ended 31 December 2012. The increase is attributable to the recognition of revenue and income of the Australian Properties for a full quarter since acquisition on 29 November 2012.
The Group’s profit before tax for the current financial quarter ended 31 March 2013 decreased to RM14.980 million from RM17.083 million, representing a decrease of 12.31%, as the current quarter recorded additional depreciation charge related to the Australian Properties and additional borrowing cost to finance the acquisition of the Australian Properties of a full quarter as compared to one month recorded in the preceding quarter.
The Group’s income available for distribution for the current financial quarter ended 31 March 2013 improved by 15.36%, from RM25.259 million to RM29.138 million due substantially to the income recognition and adjustment of non-cash transactions of the Australian Properties for a full quarter.
Depreciation : 贬值
Depreciation数字是不会让真正所赚来的钱消失,所以,YTLreit可以派高过EPS的股息。
就像一辆巴士会贬值depreciation。
假设,当一家公司买入一辆巴士,第一年的depreciaton 10%, 巴士价格RM100,000。
而公司净赚RM300,000, 扣掉10% depreciation RM10,000, statement现实的净利就是RM290,000。
那个被扣掉的RM10,000只是statement上的数字消失,现实中的那个RM10,000还是存在的。
歪歪为了学习这个depreciation,花了不少时间,再次谢谢股友k:)
也因为弄懂了YTLreit的depreciation,所以,在遇到Digi也有depreciation数字上的变化,歪歪就少了一个担心。
基本上YTLreit是非常好长期定期存款管道之一^_^

OSK Property 又回到RM2.73的价格,完全没有想卖的念头。
以OSK Property亮丽的业绩表现,加上股价会在这个月宣布派息的时间,就乖乖等收股息。
今年四月份的取舍
有些取舍决定,在做出时候,自己也不懂会否得到更多,一切都是等时间来告诉自己答案。
四月份,歪歪用RM0.915股价减持3000股YTLreit。九月的今天,YTLreit RM1.00。
四月份,歪歪套利卖出YTLreit的资金,用来以RM1.90加码500股OSKP,买入1000股OSK RM1.76 。(资料纠正,看回记录才记得当天是分别买入OSK和OSKP,而不是全部OSKP)
九月的今天,OSKP RM2.73, OSK RM2.31。
而让歪歪确定在四月份的取舍做对了,就是当OSKP在五月和八月份所宣布的业绩亮丽。其业绩成长绝对是在YTLreit之上。

删除幾年前香港也有一支股票「維他奶」能多年做到派息率高於100%,原因亦是機器的depreciation比實際情況多。不過近年這公司要發展中國內地市場,所以就保留多點現金,沒有再這樣派息了。
